How it works
- 1. Describe your home
First, four details: country, property type, price and postcode. Then you add the other details, the energy certificate and photos. - 2. Sign in and publish
Sign in with Google or with a link we email you, then publish the listing yourself. Your home gets its own page on CasaPrivat. - 3. Share it and talk to buyers
Copy our ready-made texts for Idealista, Fotocasa, Leboncoin, SeLoger and other portals, and post them from your own account. Buyer messages reach you by email; you reply, show the home and sign at the notary's.
Questions and answers
Why is it free?
Publishing a listing on CasaPrivat is free, and we charge no commission or success fee. If we ever offer paid options, they will have fixed prices announced in advance, never a percentage of the sale price. Certificates, notary fees and taxes are yours to pay, as in any sale.
Who are you?
CasaPrivat is run by Nukehive OÜ, an Estonian company (registry code 14647290, Masina tn 20, 10113 Tallinn, Estonia). We are not an estate agent: we do not negotiate, we do not represent the seller or the buyer, and we never hold money. Contact: [email protected].
What happens to my data?
We store the details about the home that you enter. Your name, email address and street name are never published. We use your email address to sign you in and to forward buyer messages from [email protected]. The database and photos are stored in the EU. You can delete your listing or your account at any time. Details: Terms and privacy.
Do I need an account?
Not to start. You prepare the draft without an account and come back to it with a private link. Keep it safe, because this link is not emailed to you. To publish, sign in with Google or with a sign-in link we email you. No password needed.
What documents do I need?
Spain: a registered energy performance certificate with both label letters (consumption and emissions) and the certificate type; “in progress” is not enough. In Catalonia the listing must also give the cédula de habitabilidad reference. France: the DPE with the energy and climate classes and the estimated annual energy costs, co-ownership details where relevant, the Carrez area for a flat in a co-ownership, and a Géorisques check. For the sale itself you will also need a nota simple (Spain) or the DDT diagnostics file (France). Full checklists with sources: Spain · France.
